These terms and conditions govern your use of HjemStay, a digital guidebook platform for property hosts. We're glad you're here.

By creating a HjemStay account, you agree to these terms. Please read them carefully.

Important: HjemStay is designed for business use. By signing up, you confirm you are acting in a business or professional capacity in relation to your property rental activities.

1. The Service

HjemStay provides:

  • Digital guidebook creation and hosting — Create and publish property guides for your guests
  • AI concierge — An intelligent assistant that helps guests with queries about your property and local area
  • Local recommendations — Display of nearby restaurants, activities, and attractions
  • Maintenance reporting — Guests can report issues, which are relayed to you
  • PMS integrations — Connect your property management system to sync bookings and availability

What HjemStay does not do:

  • We do not handle bookings or take commissions on stays
  • We do not control, inspect, or manage your properties
  • We are not a party to any agreement between you and your guests
  • We do not process payments between you and your guests

2. Artificial Intelligence Disclosure

HjemStay uses artificial intelligence (AI) to power certain features, including the guest concierge and local recommendations.

Please be aware:

  • AI-generated content may contain errors, inaccuracies, or outdated information
  • AI responses are provided for informational purposes only and should not be relied upon as professional, legal, medical, or safety advice
  • You and your guests should independently verify any important information provided by AI features
  • We do not guarantee the accuracy, completeness, or reliability of AI-generated content

3. Subscription and Billing

Subscription plans and current pricing are available within the application and may be updated from time to time. Subscriptions are billed in advance on a monthly or annual basis. Payment is processed securely via Stripe.

4. Cancellation and Refunds

You may cancel your subscription at any time through your account settings. Cancellation takes effect at the end of your current billing period. You will retain access to the Service until your billing period ends.

We do not provide refunds for partial billing periods.

5. Host Obligations

As a host, you agree to:

  • Provide accurate information — Your guidebook content must be truthful and not misleading
  • Have proper authority — You must have the legal right to create guidebooks for the properties you list
  • Comply with laws — You are responsible for complying with all applicable laws, regulations, and licensing requirements relating to your property rental activities
  • Handle guest data appropriately — You must use guest data only for purposes related to their stay and in compliance with data protection laws

6. Content and Intellectual Property

You retain ownership of all content you upload to the Service. By uploading content, you grant HjemStay a non-exclusive, worldwide, royalty-free licence to use, display, and distribute your content solely for the purpose of providing the Service.

HjemStay owns all rights to the Service, including its design, features, branding, and underlying technology. Our AI systems, algorithms, and generated outputs remain our property.

7. Limitation of Liability

To the maximum extent permitted by law, our total liability to you for any claims arising from or relating to these terms or the Service is limited to the subscription fees you paid to us in the 12 months before the claim arose.

We are not liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, revenue, data, or business opportunities.

8. Governing Law

These terms are governed by the laws of England and Wales. Any disputes arising from these terms or the Service will be subject to the exclusive jurisdiction of the courts of England and Wales.

9. Changes to These Terms

We may update these terms from time to time. For material changes, we will give you at least 30 days' notice via email and/or notification in the Service.

Your continued use of the Service after the notice period constitutes acceptance of the updated terms.
